On the 1st October 2006, the HSE released The Regulatory Reform (Fire Safety) Order 2005. This Document set out the replacement for the now defunct fire certificate. Prior to the order being released a certain amount of responsibility lay with the fire brigade for fire safety in buildings. This has now all changed:

 

Who is your “Responsible Person”?

The new document passes the responsibility for fire safety in buildings to the “Responsible Person” to ensure that fire safety is dealt with. If no one is appointed, the employer, owner or occupier of the premises is responsible for fire safety.

 

Do you have a Fire Risk Assessment?

The order addresses the need for a “Fire Risk Assessment” in buildings. An up to date “Fire Risk Assessment” is now a legal requirement.

 

Do you have a Maintenance Contract?

A much emphasised part of a “Fire Risk Assessment” is ensuring that fire equipment is maintained in a serviceable condition in accordance with British Standard BS 5839-1:2002 + Amendment 2:2008, and emergency lighting in accordance with BS 5266-1:2011.

 

Invalid Insurance?

In addition to the requirement of the fire safety order, many insurers small print now emphasises the need for regular servicing of Fire Detection and Alarm Systems, Fire Fighting Equipment and Emergency Lighting.

Non-compliance may lead to your insurance being invalidated!!
